Beach front property could be a top investment in 2009

The Turkish beach front properties could be in for a boost as British buyers head to the country looking for cheaper homes and refuge from exchange rate hits.

According to Hurriyet, Beachfront properties in Turkey could prove a decent low cost investment as the country has replaced Spain as the most popular destination Brits this year. The news follows a raft of recent discounts announced on Turkish properties as Turkish builders are now prepared to slash prices, with some beach front properties in the Bodrum area originally listed at around $300,000 now available with $44,000 off. Elsewhere, Cumberland Properties is offering Seaview Regency Prestige villas with three-storey, three-bedroom villas costing from £175,000 ($248,212).

The Institute for Public Policy Research says one in eight British people over 55 will be living abroad by 2010, but many will be avoiding traditional markets like Spain, according to dailymail reports. Instead development hubs like Bodrum in Turkey look likely to attract investment and retirement home buyers.

Adam Samuel, of property portal Nubricks, explained that the country is much cheaper than most countries in the south-east of Europe, something that may entice people to invest in properties in Bodrum. Property buyers may be keen to take advantage of low prices and the possibility of gains if the country joins the EU in the next few years.

Didim is set to be more tourist friendly in 2009

Turkish coastal town of Didim may see a large increase in the number of visitors next year, according to a media outlet.

Voices, the local English language newspaper has reported that less hassle and quieter nights are promised for Didim next year. Tourist and local authority bosses meeting insisted that the tourism sector needs to eradicate negatives such as sound pollution, hassle and bars continuing to serve beyond their allotted hours. This is because as in Turkey tourism sector underpins other sectors and also provides employment opportunities and helps to protect the environment.
Didim mayor Mumin Kamaci that the sound pollution in Altinkum and added that this problem will certainly be addressed next year. Head official Ali Katirci said that tourists had complained about the "hassle boys" and this serious issue will be certainly addressed this year.

Didim mayor said that the new Marina which will be completed in 2009 will be the Turkey's largest and Europe's second-largest marina. It will contribute much to Didim's tourism potential. Didim will be the most important tourism centre of Aegean region, according to Anatolia news agency reports.

In related news, Today's Zaman has reported that Didim has already been pronounced a tourism centre by the nation's Ministry of Culture and Tourism and the growth in the tourist trade could make buying a property in Didim a profitable venture for overseas investors.

Mediterranean coast is the center of Turkish property investment

Coastal areas of turkey now rapidly becoming an investment area for many overseas investors purchasing property for investment in Turkey as the options there are better than the inland.

Julian Walker, managing director of Turkish property specialists Spot Blue, said that people always look for holiday properties that are in beachfront and said that there is whole lot of difference between the property markets on the Mediterranean coast and black sea coast

Mr. Walker also commented that options inland are limited and people don't want vacation homes to be inland and are looking for beachfront properties.

He claims that British buyers are losing interest on property along black sea coastline mainly due to the reasons like tourist potential is lesser than that of Mediterranean coastline and not a traditional market. Mediterranean climate is more favorable than the temperate climate of black sea for the tourists.

Mr Walker pointed out that the region of Alanya is a potential property hotspot and those who have bought property in Alanya are already seeing good returns.
